I got this news few months ago and I got interested to write about it because it will be the 1st of its kind and soon to be followed by others, the Net Lima bldg or the Net Metropolis 5th Ave is a new 3 tower building that is now constructed in the heart of Bonifacio Global City, Taguig City, what’s the specialty behind it? Its all strategically built to be eco friendly, it can recycle and uses available natural energy. (MORE STORY BELOW)
The Net Lima building is developed by The Net Group, the one responsible for developing those boutique office building concept, the powerhouse development firm constructed the Net One Center, Net Square, Net Cube, Net Quad and Net Plaza, all of it are located in BGC and now their next project is the next generation of iconic and ecologically responsive buildings – The Net Metropolis 5th Ave or Net Lima.
Net Lima is a three tower building with a 1.2 hectare block, two building will be for offices – The Net Lima and Net Park, and then the other building is the Ascott Bonifacio Global City. The building will offer 150,000 square of office spaces, retail and service apartment space. The Net Lima green building will benefit the tenants with low operating costs and high productivity, because some of the energy provided will be natural that will help the tenant’s working condition and improve their quality of life and work efficiency. Imagine staying in a comfy building every day and never worry on anything about how to save your money and pay less in energy consumption of your office space.

The Green Features
And here are the GREEN features of the building, first of its kind here in our country
- Building Envelope consisting of Sun Shading and a Full Glass Curtain Wall featuring double glazed low-emissivity glass: Reduces costs and energy use associated with Air Conditioning, which according to the PhilGBC, is the largest and costliest energy consumer for a commercial building in the Philippines
- (GRP) Fiberglass fuel storage tanks with built-in leak detection for generators used during power outages: Compared to industry standard steel tanks, these tanks reduce the risk of leaks and contamination. They also have a life span twice as long and can easily be repaired and serviced.
- Harvesting of Condensate Water from A/C: Instead of wasting the condensate water, this is collected into a separate tank to be used for landscaping, cleaning, and other needs for the building
- Cold Air Recycling: A portion of cool exhaust air is ducted to provide comfort cooling to the arcade area in front of lobby
BERDE- The Green Building Rating System
This project is approved by the Philippine Green Building Council (PHILGBC), a council that promotes green building design, construction, and management methods that are ecologically and socially responsible, safe and healthy. The PHILGBC also created our very own Philippine Green Building Rating System called BERDE, this will fit only to our building and the natural conditions occur in our country, there are green building ratings in other countries, but we can’t use their rating due to having a different weather system, law, best practices and realties and it can’t be applied here in our building. The initiative of PHILGBC and Net Group will transform the market and building construction here in our country and its part of their corporate social responsibility, the green building are now the future and I know that some will also follow.
We have available natural energy like the Sun, wind and rain, but we didn’t got the right idea to tap it and use it for our homes or buildings, I’m glad that Net Group is here to initiate that it is possible to have a building that can recycle and operates a safe way for the environment.

The man is - Chad Oppenheim of Oppenheim Architecture + Design (OAP), he is a Miami-based international green architect who operates his firm that receives global recognition for having a environmentally and socially responsible architecture. He is also the man guy who designs the COR Tower green building in Miami that uses wind turbines, solar hot water generation and has a good insulation and shades for tenants.
The roster of the constructing team is a powerhouse, and I heard that this building might be finished next year, I’m so excited to see and also experienced it myself on what it feels like living or staying in a green building., I’ve seen homes in some villages are starting to be eco friendly and green, and saw this one café are going green too, and this time, the green building rises, in this generation it is important to have it because it is the only way we can live without damaging our environment and I just hope that this idea materializes 70 years ago, but today is 2011 and it is not yet too late to have a BERDE building of our own.
